What Our Condition Report (Level 1) Covers

A Level 1 Condition Report covers the same key elements of a property as the higher survey levels (Level 2 and Level 3), but the focus is on identifying significant visible defects, not detailed investigation.

It's designed to give buyers of newer or conventionally built properties a clear, RICS-standard overview before committing to a purchase, without the depth of assessment needed for older or more complex homes.

Buying an older property, or want more detail on condition and repair costs? A Level 2 or Level 3 survey may be more appropriate.

RICS Certified Inspection

During the inspection, a certified member of the H.C Surveying team carries out a thorough visual assessment of all accessible elements of the property. The report identifies significant visible defects and highlights any areas where further specialist investigation is recommended.

At the end of inspection you'll recieve a written RICS Level 1 Condition Report, covering all inspected elements with a clear condition rating for your property and advice if further investigation is necessary.

Roof coverings and external condition

Assessment of the roof’s overall condition, including coverings, chimneys, gutters, and visible defects that could lead to leaks or deterioration.

External walls and structural movement

Inspection of the property’s external walls for cracks, damage, or signs of movement that may indicate structural issues.

Windows and doors

Check of windows and doors for condition, operation, glazing, and any visible defects that may affect security, insulation, or weather resistance.

Dampness and timber defects

Identification of visible damp, mould, or timber issues such as rot or infestation that could impact the property’s condition.
