A detailed RICS-standard survey covering condition, defects, and repair priorities. The most widely used residential survey in Jersey, suitable for most conventional properties.

When buying a property, a clear understanding of its condition and what any defects might cost to put right is essential.
Our Level 2 Homebuyer Report gives you exactly that. It goes well beyond a basic overview, assessing the likely cause and urgency of any defects found, so you can make a fully informed decision before exchange.
This report is ideal for conventional residential properties built after 1900 that have not been significantly altered.
If you have a residential property built after 1900 that has not been significantly altered, or if you're buying a standard house or flat in Jersey and want to understand its condition before committing, this is the survey for you.
Reports issued within 3 to 5 working days from inspection being carried out.
You receive a written RICS Level 2 Homebuyer Report with a condition rating for each element of the property, notes on the likely cause and urgency of any defects, and clear recommendations on where action is needed before or after exchange.
Fees on request, typically quoted within 24 hours of enquiry. Fee depends on property size, type and age.

A Level 2 Homebuyer Report inspects the same key elements of a property as a Condition Report (Level 1), but goes significantly further with a more thorough inspection for older buildings.
As well as identifying visible defects, our team assesses their likely cause, the urgency of any repair, and the potential impact on your purchase decision.
This report is the most widely used residential survey in Jersey and is suitable for most conventional properties built after 1900.
During the inspection, a certified member of the H.C Surveying team carries out a detailed visual assessment of all accessible elements of the property, going beyond identifying defects to assess their likely cause, urgency, and potential impact on your purchase.
At the end of inspection you'll recieve a written RICS Level 2 Homebuyer Report, covering all inspected elements with a clear condition rating, and the report sets out clearly where action is recommended before or after exchange.
Assessment of the roof's condition including coverings, chimneys, gutters, and flashings. Where defects are identified, the report notes likely causes and whether repair or further investigation is recommended before exchange.
Inspection of external walls for cracking, damage, or signs of movement, with an assessment of likely cause and whether specialist structural investigation is advisable prior to purchase.
Assessment of windows and doors for condition, operation, and any defects that may affect security, insulation, or weather resistance — with notes on repair priority where relevant.
Assessment of visible and accessible areas for damp penetration, rising damp, condensation, and timber defects including rot and infestation — with condition ratings and recommended next steps.
Review of insulation and ventilation in key accessible areas, with notes on any deficiencies likely to affect energy performance, moisture control, or running costs.
Assessment of structural elements for signs of movement, settlement, or defect — with clear guidance on urgency and whether further specialist investigation is recommended before proceeding.
Inspection of external features including paths, driveways, retaining walls, boundaries, and outbuildings — noting condition, visible defects, and any maintenance or repair recommendations.
