Assessment of the roof's condition including coverings, chimneys, gutters, and flashings. Where defects are identified, the report notes likely causes and whether repair or further investigation is recommended before exchange.

External walls and structural movement

Inspection of external walls for cracking, damage, or signs of movement, with an assessment of likely cause and whether specialist structural investigation is advisable prior to purchase.

Windows and doors

Assessment of windows and doors for condition, operation, and any defects that may affect security, insulation, or weather resistance — with notes on repair priority where relevant.

Dampness and timber defects

Assessment of visible and accessible areas for damp penetration, rising damp, condensation, and timber defects including rot and infestation — with condition ratings and recommended next steps.

Insulation and ventilation

Review of insulation and ventilation in key accessible areas, with notes on any deficiencies likely to affect energy performance, moisture control, or running costs.

Visible structural concerns

Assessment of structural elements for signs of movement, settlement, or defect — with clear guidance on urgency and whether further specialist investigation is recommended before proceeding.

External areas and outbuildings

Inspection of external features including paths, driveways, retaining walls, boundaries, and outbuildings — noting condition, visible defects, and any maintenance or repair recommendations.
